When your Realtor enters your listing into the RMLS, it's supposed to syndicate to other websites such as Zillow, Redfin, Realtor.com, etc. But there may sometimes be disparities between the online sites, the tax record, and the multiple listing service.

Make sure you are logging onto those sites when your house is first listed to double-check all the facts, and if there is an issue, let your Realtor know as soon as possible. Buyers really count on that information is correct in order to make the decision to view your home, so be sure to work with a Realtor that you can rely on to stay on top of the details.

On this week's episode of Dear Claire, I discuss what additional costs you need to consider when buying a house.

Suppose you find a house listed at $400,000. However, this doesn't cover all the expenses. Apart from your down payment, there are closing costs to consider. These include property taxes, homeowners insurance, loan fees, appraisal fees, and title and escrow fees. All combined, you may end up paying more than the listed price.

For down payments, there are various levels, but if you're buying a principal residence, putting more than 20% down doesn't offer significant benefits. Investment properties require a 25% down payment. Keep in mind that you'll need to reimburse the seller for property taxes or pay your bank to cover them.
